k110 villa is a masterclass in minimalist architecture, seamlessly blending sculptural massing with regional cultural requirements. The design is organized across three levels, featuring a unique subterranean sanctuary that houses a private Diwaniyah and a sunken garden for natural light and ventilation. The ground floor serves as a transparent social hub, utilizing floor-to-ceiling glazing to merge internal living areas with the outdoor infinity pool, while the upper floor ensures absolute privacy for the bedroom suites. Wrapped in a sophisticated facade of natural stone and perforated metal screens, the villa provides an elegant balance between climate-responsive shading and modern luxury.

This residential masterpiece in Kuwait stands as a testament to contemporary minimalism, where geometry meets functionality. The design philosophy centers on sculptural massing, utilizing a sophisticated interplay of solid monolithic blocks and transparent glass voids. The verticality of the structure is emphasized through clean lines and a refined material palette, creating a landmark of modern elegance in a desert context.

Spatial Distribution & Programming
The villa’s layout is meticulously organized across three levels, prioritizing spatial fluidity while respecting the cultural requirement for privacy:

The Subterranean Sanctuary (Basement): Reimagining the traditional basement, this level features a sunken garden open to the sky, acting as a “green lung” for the home. It houses the Diwan (Men’s Guest Lounge)—a culturally significant social space—along with premium service quarters, all benefiting from natural light and cross-ventilation.

The Social Core (Ground Floor): Designed for hospitality and family life, this level hosts the formal reception areas, a state-of-the-art kitchen, and the family living room. Floor-to-ceiling glazing dissolves the boundaries between the interior and the exterior, offering panoramic views of the infinity pool and landscaped gardens.

Contemporary Mashrabiya: The façade is characterized by perforated metal screens with organic patterns. These act as high-performance solar filters, reducing thermal gain while creating a poetic play of light and shadow (Chiaroscuro) within the interiors.
